"Highest airflow rates for any heating and cooling system of its type."

Kane have delivered energy efficient homes in City of Westminster with Willmott Dixon Construction.

The first major development completed under Westminster City Council’s Fairer Westminster strategy, which sets out the local authority’s commitment to increase the number and quality of affordable housing available.

300 Harrow Road is a mixed-use development of 112 new homes. It also provides over 1,400m2 of community facilities including a new community hall, nursery, flexible workspace and café, as well as green public realm spaces with easy access to regents Canal.

The mechanical and electrical (M&E) services played a crucial role in achieving the development's sustainability goals. High-performance glazing minimised heat loss & solar gain, whilst the centralised ambient loop system provides the occupants with heating, cooling and domestic hot water via water source heat pumps in each apartment. This innovative system is expected to achieve a 70% reduction in carbon emissions compared to conventional combustion heating methods and will provide the residents with low operating costs.

The MEP works package included:

  • Ambient Loop system, heating & cooling
  • Air source heat pumps
  • Access Control
  • Door Entry System
  • Fire Alarm
  • CCTV
  • Fibre Optic IRS System
  • PV Panels
  • Sprinkler System
  • Smoke Ventilation Systems
  • Car Park Ventilation
  • Offsite manufacturing of utility cupboards, corridor service modules & plantrooms

The completion of 300 Harrow Road is a momentous step in creating truly affordable, energy-efficient, family-sized homes which are vital for our residents in Westminster. Previously only 17 homes here were going to be council homes for social rent, however we increased this to 77 new council homes for social rent and 35 for intermediate rent.
