J1 Building at Wood Wharf – Practical Completion Achieved with DFMA Excellence

Kane have delivered the MEP services for Block J1 on the Wood Wharf estate, in partnership with Canary Wharf Group.

Kane is proud to announce that the J1 Building at Wood Wharf, London, has reached Practical Completion. This is a milestone moment within the broader Wood Wharf masterplan- a 23-acre, mixed-use redevelopment by Canary Wharf Group featuring offices, retail, landscaped spaces, and residential towers.

The J1 Building at 50–60 Charter Street features 310 apartments spanning 34 floors, immersing residents in sophisticated waterside living. The remaining J3 Block is on track to deliver an additional 446 homes, integrating seamlessly into the wider Canary Wharf neighbourhood, with handover anticipated later in 2025.

As the MEP specialist, Kane took an integrated Design for Manufacture and Assembly (DFMA) approach to meet the challenging timeline. All MEP services within corridors for the corridors were designed and fully manufactured off-site at our fabrication facility at headquarters in Northern Ireland. This prefabrication strategy delivered multiple benefits:

  • Accelerated site installation, compressing on-site programme times significantly.

  • Enhanced construction quality, due to precise, factory-controlled assembly.

  • Heightened site safety, through minimised on-site labour and disruption.

The proactive DFMA methodology was instrumental in accelerating the schedule, enabling Kane Group, and the wider project team, to complete J1 a remarkable four months ahead of programme.

Residents enjoy a wealth of premium amenity offerings, including:

  • Internal and external amenity space exceeding 14,000 ft²

  • Health and well-being facilities such as a gym, reformer Pilates studio, and studio space for wellness classes

  • A welcoming evening lounge, co-working spaces, and flexible meeting pods/rooms that reflect modern living and working preferences

  • Additional resident-focused offerings include 24/7 concierge, free high-speed Wi-Fi, and cycle storage

  • A terrace providing tranquil outdoor space, and dining rooms, guest suites, games rooms, karaoke room, serving kitchen, and even an honesty market, all tailored for social interaction and seamless living

  • A location which is richly embedded within the vibrancy of Wood Wharf and Canary Wharf, offering easy access to Union Square retail, cafés, green spaces, transport links, and cultural programming
