Re-imagining a congested traffic island, to create a well-connected community with a new commercial heart.

Kane have delivered the MEP services for 649 apartments & studios in the heart of Lewisham, in partnership with Balfour Beatty.

Kane, in partnership with main contractor Balfour Beatty, have successfully delivered the MEP services on the Lewisham Gateway project, located in close proximity to Lewisham DLR station. The ambitious project involved the construction of four mixed-use buildings, including 530 homes for rent, 119 co-living units, a cinema and gym, 5 storey office facilities, as well as retail and restaurant areas. The development has also create dedicated ‘green spaces’ for the local community to enjoy.

As part of Balfour Beatty's commitment to "25 by 2025", an initiative to reduce work undertaken onsite by 25% by 2025, they were completely receptive to Kane's DfMA strategy which saw the design, manufacture, and installation of prefabricated corridor service modules and prefabricated utility cupboards, which increased efficiency, quality and safety onsite. It also ensured that headcount could be reduced on site which was critical during the early phases of the project, due to the effects of the relentless COVID-19 pandemic.

Furthermore, the project boasts a state-of-the-art 4MW basement energy centre. Entirely prefabricated offsite at Kane's HQ, the energy centre was delivered in batches, lowered into the basement, and put together in sections, which is a testament to Kane's commitment to modern methods of construction. The energy centre features four gas-fired boilers and two Combined Heat and Power (CHP) units, ensuring an energy efficiency heat provision for the new development.

The Lewisham Gateway project was not without it's challenges, but it is extremely rewarding to look back at what we have accomplished. To deliver 649 homes, 10,000sq/ft of office space, along side a 4MW energy centre is an incredible feat of engineering, which we can all be immensely proud of.
